Property federation welcomes housing target E-mail

The British Property Federation has welcomed the building of an extra 20,000 social rented homes a year,a target which is expected in todays' Government housing green paper.  
 

However this target won't be met until sometime into the next decade.

Ian Fletcher, director for residential policy, said:
 
"While it is clear that any additional funding will ultimately put a roof over someone's head and the government has finally grasped the initiative to do something, this new funding will not reach full effect until sometime into the next decade. And even then it will still struggle to meet demand.
 
"Households will continue to form and the backlog of people needing housed will continue to accumulate. The immediate solution for many will be the private rented sector the BPF is disappointed that no consideration has been given to what it could contribute in today's paper. With a bit of imagination, and for the sake of a few minor tax and planning concessions, pension fund money could be delivering quality long-term rental and shared equity solutions. "

Other proposals likely to be in the paper include:
 
* A review of privately financed shared equity - led by some high profile figure - unknown
* A new 17.5% Government equity loan product for use with any lender
* 60% brownfield target to remain
* Possibly some threats of sticks to encourage private developers to build quicker - though Government will probably wait for the Callcutt and OFT reviews before making decisions.
* A review of CABE
* Some refinements to the Regional Planning process
 
The BPF also hopes the green paper will offer some further clarity on the government's position regarding the proposed planning-gain supplement (PGS).
